Central Property Manager
From the Los Angeles office, manage day-to-day operations of 27 properties in Central California and one property in Las Vegas.
Interface daily with tenants and respond to their inquiries and issues.
Oversee vendors; negotiate and manage vendor contracts as well as monitor vendor performance.
Prepare annual budget and reconcile annually.
Control expenses through monitoring and review of all vendor invoices and payables.
Perform property inspections and evaluate repairs needed. Develop a preventative maintenance plan to correct future problems as well as enhance operations and appearance.
Administer tenant leases, enforce lease terms and track lease changes such as expiration dates, rent increases, options and extensions.
Coordinate tenant improvement work.
Handle property accounting including billing tenants and owners, coding invoices, and identifying/resolving collection accounts.
